What closing on a $650,000 home actually costs

An illustrative example using the closing costs calculator’s figures — not a quote. The down payment is the big number, but the tax and fees on top of it are real money too.

Down payment (20%) $130,000
Ontario land transfer tax $9,475
Legal fees $2,000
Title insurance $500
Disbursements $800
Total cash to close $142,775

First-time buyers may get up to $4,000 back on land transfer tax — see the First-Time Buyer Incentive Checker. Run your own numbers in the closing costs calculator →

How buying a home goes

  1. Find out what you can afford. The affordability calculator turns your income and debts into a maximum price and a monthly payment.
  2. Know your closing costs. The closing costs calculator totals the tax, legal fees and insurance on top of the down payment — before you fall in love with a listing.
  3. Search the cities you want. The searches above open live MLS listings with the filters already set. Browse freely — no signup needed.
  4. Call Sim before you write an offer. He checks the price against recent sales, the condition, and the closing costs — before you commit.

Five things that make or break a home purchase

  1. Buy the payment, not the price. A home you can afford is about the monthly payment, not the list price. Work out your budget with the affordability calculator before you set a price range.
  2. Closing costs are real money. On a $650,000 home, about $12,775 in tax and fees sits on top of the down payment. Budget for them — don’t discover them at the lawyer’s office.
  3. The neighbourhood matters as much as the house. Commute, schools, walkability and future development affect both your daily life and the home’s value. Visit at different times of day before you offer.
  4. Conditions protect you. Financing, inspection and status-certificate conditions give you a way out if something is wrong. Understand what you are giving up when you waive them.
  5. A good offer is more than a high price. Deposit size, closing date and conditions all matter to a seller. Sim helps you shape the whole offer, not just the number.

Home buyer questions

How much do I need for a down payment?

The minimum is 5% on the first $500,000, then 5% plus 10% of the amount between $500,000 and $1.5 million, and 20% at $1.5 million or more. With less than 20% down you pay mortgage default insurance (CMHC or equivalent), which is added to your mortgage.

What does it cost to close on a home in Ontario?

On a $650,000 home with 20% down, about $12,775 in land transfer tax, legal fees, title insurance and disbursements — on top of the $130,000 down payment. The closing costs calculator totals it for your price.

Should I get a home inspection?

Yes, especially for older homes. An inspection is one of the cheapest ways to avoid an expensive surprise, and it is a condition you can put in your offer.

How do I know if a home is priced fairly?

Compare recent sold prices of similar homes in the same neighbourhood — not just the asking prices of homes still for sale. Sim checks the sold data before you offer.

Do I need a realtor to buy a home?

You can buy without one, but the seller’s agent works for the seller, not for you. In most Ontario transactions the buyer’s agent is paid from the commission the seller pays, so having your own agent does not add to your cost.
