Your First Steps to Home Ownership

Follow our proven roadmap to make your home buying journey smooth and successful

Get Pre-Approved

Start with a pre-approval to understand your budget and show sellers you're serious

Contact a lender to review your finances and get a pre-approval letter. This typically takes 1-3 days and helps you shop with confidence

Define your needs

Create a wish list of must-haves vs. nice-to-haves for your future home.

Consider location, size, amenities, and proximity to work/schools. This helps narrow your search and saves time.

Start house hunting

Begin touring homes that match your criteria and budget.

Work with your agent to schedule viewings. Take notes and photos to help remember each property.

Make an offer

Found the one? Your agent will help you submit a competitive offer.

Your offer should include price, closing date, and any contingencies. Your agent will negotiate on your behalf.

Home inspection

Hire a professional inspector to check for any issues with the property.

This protects you from unexpected problems. Most issues can be negotiated with the seller.

Close your home

Sign the final paperwork and get your keys!

Bring a cashier's check for closing costs, review all documents, and celebrate your new home!

Understanding Real Estate Terms

  • Amortization

The process of paying off a debt over time through regular payments. Part of each payment goes toward the loan principal and part goes toward interest.

  • Closing Costs

Expenses over and above the price of the property in a real estate transaction, including attorney fees, title insurance, appraisal, and more.

  • Equity

The difference between how much your home is worth and how much you still owe on your mortgage. It's the portion of your home that you truly 'own.'

  • CMHC-Insured Mortgage

In Canada, homebuyers putting down less than 20% must insure their mortgage through the Canada Mortgage and Housing Corporation (CMHC) or a private insurer. The premium — added to your mortgage balance — protects the lender, not the borrower, if you default. Income properties that you won't live in generally require at least 20% down and aren't eligible for CMHC insurance.

Frequently Asked Questions

Get answers to common questions about the home buying process

In Ontario, the timeline varies. Once your offer is accepted, closing usually takes 30 to 90 days, depending on conditions like financing and inspection, and the closing date you negotiate. The search itself can take anywhere from a few weeks to several months. For investment properties, allow extra time for due diligence — reviewing leases, expense statements, and rental income. Getting pre-approved before you start searching keeps things moving quickly when you find the right property.

Pre-qualification is a rough, informal estimate of what you might be able to borrow, based on unverified information you give a lender. Pre-approval is a formal commitment from a lender for a specific amount at a specific rate — usually locked in for 90 to 120 days — after the lender verifies your income, credit, and debts. Sellers take pre-approved buyers far more seriously. For investment properties, lenders apply stricter rules: expect a larger down payment (typically 20% or more for rental properties) and a close review of the property's income and expenses.

In Ontario, plan for closing costs of roughly 2% to 4% of the purchase price on top of your down payment. That includes Ontario land transfer tax (plus Toronto's additional municipal land transfer tax if you're buying in the city), legal fees, title insurance, and adjustments for prepaid items like property tax. First-time buyers may qualify for an Ontario land transfer tax refund of up to $4,000. Investors should also budget for immediate repairs, potential vacancy between tenants, and property management costs if you won't be managing the property yourself.

Your credit score is a three-digit number (300–900 in Canada) that summarizes your credit history — how reliably you've paid debts. Lenders use it to decide whether to approve your mortgage and at what rate. In Canada, a score of 680 or higher generally qualifies you for the best mortgage rates, though approval is possible with a lower score. You can check your score for free through Equifax, TransUnion, or many Canadian banks. Paying bills on time and keeping credit card balances low are the fastest ways to improve it.
