Power of Sale Deals in Ontario

Power of sale properties in Ontario can be an opportunity for investors and buyers — when the numbers work. Sim Sahota tracks power of sale and distressed properties across Ontario and helps you evaluate them properly before you buy.

Distressed properties, checked properly. No power of sale deal is a bargain by default — every one needs a proper analysis before you buy.

Motivated seller

The lender's goal is to recover the mortgage balance, not to maximize price — so power of sale homes can transact below typical market value.

Less competition

Many buyers avoid distressed properties, which can mean fewer competing offers.

Real risk

Power of sale properties are sold as-is. Condition can be poor, and you may not get full access before buying. The numbers have to work after repair costs.

What Is a Power of Sale in Ontario?

In Ontario, when a borrower defaults on a mortgage, the lender can sell the property under power of sale to recover what is owed. This is different from foreclosure: under power of sale, the lender sells the property — often listed on MLS through a real estate agent — and the borrower keeps any surplus above the mortgage and costs. Power of sale is the standard process in Ontario; foreclosure is a separate court process and is far less common here.
